Permissions denied on mac with 3.6.4

Just downloaded the dmg, installed and tried to start via the preference pane, but Openfire won’t start. Console is showing permissions errors:

7/6/09 1:07:15 PM com.apple.launchd[1] (org.jivesoftware.openfire[1289]) open("/usr/local/openfire/logs/launchd.stdout", …): Permission denied

7/6/09 1:07:15 PM com.apple.launchd[1] (org.jivesoftware.openfire[1289]) open("/usr/local/openfire/logs/launchd.stderr", …): Permission denied

7/6/09 1:07:15 PM com.apple.launchd[1] (org.jivesoftware.openfire[1289]) posix_spawn("/usr/local/openfire/bin/extra/openfire-launchd-wrapper.sh", …): Permission denied

I see the Openfire directory is owned by root and is part of the admin group. I tried starting the server as the root user and that made no difference.

The XML file is only writable by the owner, not the group. Should it be. Or is this a Java on Mac issue?

Anyone have ideas, or seen this before?
